Emergency Maintenance Guidelines 
 
The following will be considered an emergency after normal business hours, nights and weekends: 
 
● Non functioning toilet, if only one toilet is in the residence. 
● Major water leak (when damage to unit or personal property might occur). 
● Lack of heat, when outside temperature is below 65 degrees. 
● Air Conditioning, when outside temperature is above 85 degrees. If the resident has a letter from a physician on file indicating that the air conditioning is needed for health reasons, the request will be a priority. 
● No hot water (considered an emergency only on Friday after work hours and all day Saturday. If it occurs on a weekday or on Sunday, the call will be handled the next business day). 
● Stopped up kitchen sink or plumbing leak that may cause property damage. 
● Gas smell anywhere in the apartment. Pilot lights in the oven or the top burners are the residents’ responsibility. 
● Non-functioning refrigerator. 
● Broken (not cracked) windows. 
● Damage to the building by rain, wind, fire or vehicle crash. 
 
Please note that being locked out of your apartment is not considered an emergency. If you are locked out (after business hours), you will need to contact a locksmith. 
 
If any emergency maintenance work is required due to the resident’s neglect, the resident will be charged for parts and labor. 
 
If you call the emergency service, please identify the nature of the emergency, the apartment in which you live, and a telephone number where you can be reached. The Maintenance Staff will return your call to determine the status of the emergency call. 
 
If the emergency threatens life or property (such as fire), please notify the local emergency service (911) before contacting our emergency number. 
 
If you are not available to allow the Maintenance Staff entry into your home or if the call is not an actual emergency, you will be charged a $ 25.00 service fee. The resident must be at home to allow our staff entry for emergency repairs.
